What makes a house feel like home? Is it the vibrant flavors simmering in the kitchen, the sounds of laughter echoing through the hallways, or the cozy corner where you sip coffee and plan your dreams? Just like a bubbling dish of spicy chorizo baked ziti—where zesty Mexican heat meets classic Italian comfort—the perfect home is where cultures, traditions, and people come together in a space that just feels right. Whether you’re on the hunt for your first home or your forever one, I’m here to help you find it—one bold bite (and tour) at a time.

Spicy Chorizo Baked Ziti

Ingredients:

For the Pasta:

  • 1 lb ziti pasta

  • 1 lb Mexican chorizo

  • 1 small onion, diced

  • 3 cloves garlic, minced

  • 1 (28 oz) can crushed tomatoes

  • 1 tsp dried oregano

  • 1/2 tsp crushed red pepper flakes

  • Salt and pepper to taste

  • 1/2 cup chopped cilantro or fresh basil (or both!)

For the Cheese Layer:

  • 1 cup ricotta cheese

  • 1 cup shredded mozzarella

  • 1/2 cup grated parmesan

  • 1 egg

Instructions:

Cook the Pasta:

  1. Bring a large pot of salted water to a boil. Cook ziti until al dente. Drain and set aside.

Make the Sauce:

  1. In a skillet, cook chorizo until browned. Add onion and garlic; sauté until softened.

  2. Stir in crushed tomatoes, oregano, red pepper flakes, salt, and pepper. Simmer for 10–15 minutes.

  3. Add chopped cilantro or basil and remove from heat.

Prepare the Cheese Mix:

  1. In a bowl, combine ricotta, mozzarella, parmesan, and egg. Stir until smooth.

Assemble & Bake:

  1. Preheat oven to 375°F.

  2. In a greased 9x13" dish, layer half the pasta, half the chorizo sauce, and half the cheese mixture. Repeat.

  3. Top with extra mozzarella and parmesan if desired.

  4. Bake uncovered for 25–30 minutes, until bubbly and golden.

Let it rest for 5 minutes, then serve up a slice of fusion comfort that’s as unforgettable as finding the one.

Selling a home is a big milestone—and in the competitive South Plains real estate market, even small missteps can cost you time, money, and potential buyers. Whether you’re downsizing, relocating, or moving up, avoiding these common home selling mistakes can help you make a smooth, profitable transition.

Let’s walk through the top pitfalls sellers face—and how to sidestep them—so you can sell with confidence and get the most from your investment.

Why Avoiding Seller Mistakes Matters 💡🏡

Selling a home involves much more than listing it online and putting up a sign in the yard. A strategic approach can save you stress and ensure you don’t leave money on the table.

💰 Maximize Your Sale Price – Avoid mistakes that lower your home’s perceived value.

Sell Faster – Well-prepared homes attract more offers and spend less time on the market.

📝 Avoid Legal & Contract Issues – Stay informed to prevent closing delays and headaches.

Top 10 Home Selling Mistakes to Avoid 🚫

1. Overpricing Your Home 💸

Setting the price too high is one of the most common seller mistakes.

  • Overpriced homes sit on the market longer.

  • May lead to multiple price drops, which raise red flags.

  • Work with a local expert (like me!) for accurate market comparisons.

2. Skipping Home Repairs 🛠️

Buyers notice the little things—and they might assume there are bigger problems lurking.

  • Fix leaky faucets, squeaky doors, and cracked tiles.

  • Consider a pre-listing inspection to uncover hidden issues.

  • Minor updates can bring major returns.

3. Neglecting Curb Appeal 🌳

First impressions matter—especially in Lubbock and South Plains neighborhoods.

  • Trim hedges, mow the lawn, and add fresh mulch.

  • Repaint the front door and clean up the porch.

  • A clean exterior = more showings and stronger offers.

4. Using Poor Listing Photos 📸

Buyers often see your home online before ever setting foot inside.

  • Dark, blurry, or poorly staged photos can turn buyers away.

  • Professional photography makes a big difference.

  • Showcase your home’s best features with quality visuals.

5. Being Present During Showings 🚪

Let buyers envision themselves in the home without distractions.

  • Step out during showings and open houses.

  • Keep pets secured and clutter minimized.

  • A relaxed, empty home helps buyers feel comfortable.

6. Not Staging the Home Properly 🛋️

Empty rooms or overstuffed spaces can make it hard to see the home’s potential.

  • Stage key rooms like the living area, kitchen, and primary bedroom.

  • Declutter, depersonalize, and add light, welcoming touches.

  • Highlight your home’s best use of space.

7. Ignoring Odors or Cleanliness Issues 🧼

A clean, fresh-smelling home creates a lasting impression.

  • Deep clean carpets, bathrooms, and kitchens.

  • Use neutral air fresheners and open windows when possible.

  • Avoid cooking strong-smelling foods before a showing.

8. Taking Negotiations Personally 🤝

Selling your home can be emotional, but staying objective is key.

  • Be open to feedback and flexible with offers.

  • Trust your Realtor to guide negotiations.

  • Focus on the end goal: a successful closing.

9. Hiding Problems from Buyers 🔍

Transparency builds trust—and avoids legal trouble later.

  • Disclose known issues honestly on the seller's disclosure.

  • Repairs can be negotiated; surprises break deals.

  • Honesty pays off at the closing table.

10. Choosing the Wrong Realtor 😬

The right agent makes all the difference.

  • Choose someone who knows your local market.

  • Communication, marketing, and negotiation skills are key.

  • With me, you’re not just a client—you’re a priority!

Selling Smart Adds Real Value 📈

Avoiding these mistakes means less stress, faster sales, and a better return on your investment. With the right Realtor by your side, you’ll have expert guidance at every step of the process.

🔹 Maximize profit – Smart selling strategies lead to stronger offers.

🔹 Minimize surprises – Avoid last-minute obstacles and delays.

🔹 Enjoy the journey – Selling your home doesn’t have to be overwhelming.

What makes a house feel like home? Is it the buzz of a family barbecue in the backyard, the smell of burgers sizzling on the grill, or the warmth of a kitchen filled with laughter? Just like a classic jalapeño-cheeseburger served with crispy fries and spicy homemade ketchup, a perfect home is about flavor, fun, and comfort. Whether you're looking for your forever home or your next favorite meal, let’s celebrate the heart of West Texas living—where real estate and real food go hand in hand.

Grilled Jalapeño-Cheeseburgers with Thick-Cut Fries & Spicy Ketchup

Instructions

Prepare the Fries:

  1. Preheat oven to 425°F.

  3. Spread on a baking sheet and roast for 30–35 minutes, flipping halfway through.

Make the Burgers:

  1. Season ground beef with salt and pepper. Form into 4 thick patties.

  2. Grill or pan-sear on medium-high heat, 4–5 minutes per side until cooked to your liking.

  3. Top with cheese and sliced jalapeños during the last minute of cooking.

  4. Toast buns on the grill or in a skillet with a little butter.

  5. Assemble burgers with your favorite toppings and serve hot with fries.

Spicy Ketchup:

  1. Mix all ingredients in a small bowl until well combined.

  2. Serve as a dip for fries or spread onto your burger bun for an extra kick.

Real Estate & The Backyard Burger Life

Just like a well-built burger brings people together, so does the right home. Maybe you're dreaming of a covered patio with room for a grill or a kitchen where you can whip up your favorite recipes—either way, I'm here to help you find the home that suits your lifestyle just as perfectly as cheese and jalapeños top a juicy burger.

Real Estate Tip:

Just like building the perfect burger requires quality ingredients, buying a home takes the right mix of location, layout, and budget. Keep an eye on features like outdoor entertaining spaces, kitchen design, and community amenities—they’re the secret sauce of long-term satisfaction.
